Saving the family legacy: renovating an investment property with no down payment

When two brothers inherited — through their father — the building their grandparents had built, they faced a familiar dilemma: a property full of history, but in need of a complete renovation to regain its full value. The usual obstacle? The down payment.

Together, we built a financing strategy that made this full renovation possible without their having to spend a single franc of their own. By structuring the financing around the value of the property itself and its rental potential, the family building could be transformed — preserving the inherited legacy while carrying it into a new generation.

Today, what had become a burden too heavy to carry alone is a renovated investment property that still bears the family name.

A race against the clock: financing a main residence at the right moment

It all started in 2016. A couple — he a teacher, she a doctor — began saving patiently, with a clear goal: to own their main residence. Ten years of discipline, of advice fine-tuned, of small adjustments as their professional lives changed.

But the real challenge appeared in spring 2026. She was becoming self-employed on 1 May, and the deadline to sign the purchase was set for 25 May — just three weeks. After that date, without the income her new activity had yet to generate, the financing would no longer have held.

By anticipating this scenario long before it became critical, we structured the financing file so that it would stand up with the income available at that precise moment. The couple signed in time, and their main residence became reality — proof that ten years of rigorous saving, combined with the right timing, can turn a life project into a lasting achievement.

From arriving in Switzerland to opening a practice: ten years of support

When this couple of European doctors settled in Switzerland, their priority was to establish themselves professionally and to understand a financial and tax system entirely new to them. That is when our collaboration began.

Over the years, I supported the evolution of their financial situation: optimising their pension provision, structuring their assets, anticipating the key stages of their career in Switzerland. A relationship built to last, not a one-off transaction.

The turning point came when she decided to go independent as a cardiologist, opening her own private practice. Far more than mere financial advice, I took part directly in the negotiations with the practice and in drafting the mandate, then in setting up a legal structure designed to optimise her taxes over the long term.

Ten years after arriving in Switzerland, their journey illustrates what financial support can mean when it is built to last: not a series of isolated pieces of advice, but a partnership that evolves with each stage of life.
